What this site is
This website is published by Michael and Sherry Wright, branch owners of E Mortgage Capital, Inc. (NMLS #1416824). It exists to introduce our branch, show the kind of pricing we are working with, and let you ask us for a quote. Using it means you accept the terms on this page.
The site is informational. It is not a loan application, and nothing on it is an offer or an approval. When you are ready to apply, that happens inside our secure application system, which is a separate process with its own disclosures.
Rates, quotes and calculators
Rates, payments, points, credits, APRs, cash-to-close figures and anything produced by a calculator or a quote page are examples, not offers. They assume a set of facts — credit score, loan amount, property type, occupancy, loan-to-value, lock period, and the pricing available on the day they were generated — and they change when any of those change.
Mortgage pricing moves daily and sometimes several times a day. A figure you saw here last week does not bind us this week.
Any actual terms available to you depend on underwriting, verification of your income, assets and credit, an acceptable appraisal, clear title, and the pricing in effect when your rate is locked. Until you have a rate lock confirmation and a Loan Estimate issued under your loan file, nothing is fixed.
Not a commitment to lend
Nothing on this website is a commitment to lend, a guarantee of approval, or a promise of any particular rate, term or cost. Not every borrower or property will qualify. Programs, rates and availability vary by state and change without notice. This is an advertisement.
If a figure here conflicts with your Loan Estimate
Your Loan Estimate governs. It is the disclosure issued under federal law for your specific file, and it controls over anything shown on this site, sent in a quote, or said in conversation. If you spot a difference between the two, tell us — that is a conversation we want to have, not one we want you to discover at closing.
Contacting you
Permission to contact you has to come from you. We do not treat a page view as permission, and we would not rely on it if we tried.
Reading this website does not create a business relationship between us, does not give us permission to call or text you, and does not override your listing on any federal or state Do Not Call registry.
The only way we get permission to contact you is if you give it to us — by checking the consent box on one of our forms, by asking us to reach out, or by contacting us first. That box is unchecked when you arrive, it is separate from everything else on the form, and you get your quote whether or not you check it.
If you did check it and want to undo that, you can. See our SMS Terms for how, or just tell us — any reasonable way of saying stop works, and we act on it right away.
What you send us
When you send us information through this site, please make it accurate — a quote built on a wrong loan amount or an optimistic credit-score guess is not worth much to either of us.
Do not send sensitive information by email or through a web form. We do not ask for your Social Security number, account numbers, or income documents on this site, and you should treat any message that does — including one appearing to come from us — as suspicious until you have confirmed it by calling (949) 336-1611. Wire fraud in this industry is real and it targets borrowers at exactly the moment they are least able to second-guess an instruction.
You agree not to misuse the site: no attempts to break into it, scrape it in bulk, interfere with its operation, submit false information, or use it to send anything unlawful. The contact forms are for people who want a quote, not for solicitations directed at us.

The text, design, layout and graphics on this site are ours or our licensors', and the E Mortgage Capital name and logo belong to E Mortgage Capital, Inc. You are welcome to read, print and share pages for your own use. You may not republish the content as your own or use our name or marks without permission.

Changes, and how to reach us
We may update these terms. The current version lives at this address and the date at the top of the page tells you when it last changed. If a provision here turns out to be unenforceable, the rest still stands.
These terms cover your use of this website. They do not modify your loan documents, your Loan Estimate, your Closing Disclosure, or any agreement you sign with E Mortgage Capital, Inc. Those govern your loan.
